BACKGROUND:
This is a request for approval of amendments to PD-123 changing the zoning of a certain tract from (LR-2) Local Retail District to (SF-5/12) Single-Family Residential District. The approximately 13.967 acre site is located at the northwest corner of Old Denton Road and Carrollton Parkway.

On December 6, 2012, the Planning and Zoning Commission approved the applicant's request to continue the case to the January 10, 2013 Commission meeting to allow additional time for the applicant to re-submit.

On January 10, 2013, the Planning and Zoning Commission approved the applicant's request to continue the case to the February 7, 2013 Commission meeting to allow additional time for the applicant to re-submit.

On February 7, 2013, the Planning and Zoning Commission continued the case to the April 4, 2013 Commission meeting to allow the applicant time to submit a revised zoning exhibit to address the Commission's concerns relating to cut-through traffic and the centralized common area.

On April 4, 2013, the Planning and Zoning Commission recommended approval.

A companion Comprehensive Plan Amendment request, Case No. 12-12MD1 The Ridge (Comp Plan), was approved by the Commission on February 7, 2013. City Council continued the case to the May 7, 2013 meeting to allow the applicant's zoning request to be considered by the Council on the same agenda.
