Title

Hold A Public Hearing And Consider An Ordinance Amending The Zoning On An Approximately 55-Acre Tract Located At The Northwest Corner Of President George Bush Turnpike And Midway Road To Amend Planned Development Districts 54 And 66 (PD-54 and PD-66) To Allow Multi-Family And Single-Family Townhouse Uses, To Revise Development Standards And To Modify Concept Plans; Amending The Official Zoning Map Accordingly. Case No. PLZPD 2023-116 IBP 190 (GBT & Midway).

Body

BACKGROUND:

The property is currently undeveloped and zoned PD-54 and PD-66 for the (HC) Heavy Commercial District.

The request is to amend Planned Development Districts 54 (PD-54) and 66 (PD-66), re-establish Planned Development 54 and modify conceptual plans and development standards.  The zoning proposal is a 55-acre development that would contain five 4 and 5-story office buildings, three retail buildings, an amenity center, four multi-family buildings and 3-story multi-family townhouses with landscaped streets and open space.

A traffic impact analysis was submitted with the rezoning request.

STAFF RECOMMENDATION/ACTION DESIRED:

On January 4, 2024, the Planning and Zoning Commission recommended APPROVAL of the request with an added stipulation to require a masonry screening wall along the property line with the Oak Creek Estates Subdivision instead of an ornamental metal fence. The attached ordinance reflects the action of the Commission.

Staff recommends APPROVAL and adoption of the ordinance.
