Background:
The applicant proposes to rezone PD-034 for the (LR-1) Local Retail District to allow “Pet Care, Veterinary Services And Kennels (In Enclosed Building Only)” within Tracts 4, 9, and 10, and located at 4112 N. Josey Lane.
This use is not currently permitted by right or with SUP approval in the (LR-1) District. However, SUP-428, approved for the subject property on October 13, 2015, added “Veterinary Services (in Enclosed Building Only)” as an allowable use. The current request would include pet care, such as pet grooming, at the subject address. Therefore, an amendment to PD-034 is required.
For the purpose of this case report, when Tracts are referenced, understand that the report refers to the proposed Tracts outlined in the attached Tract Locator Map. Only those regulations specifically pertaining to the subject property are proposed to be modified.
Staff Recommendation/Action Desired:
On October 1, 2026, the Planning and Zoning Commission recommended APPROVAL of the request with stipulations.
Staff recommends APPROVAL with stipulations.
The attached ordinance reflects the action of the Commission.
