Background:

The applicant proposes to repeal and reestablish PD-212 for Building B to allow “automobile, motor vehicle, and watercraft parts sales” without a Special Use Permit (SUP).

 

Typically, an SUP is required to allow “automobile, motor vehicle, and watercraft parts sales” in the (LR-2) Local Retail District. However, because the proposal requires an amendment to PD-212 to modify the conceptual plans and revise the development standards, the proposed use can be included with the PD amendment without the need to process an application for an SUP.

 

Financial Implications:

There are no financial implications on the current and future operating budgets regarding this request.

 

Staff Recommendation/Action Desired:

On May 7, 2026, the Planning and Zoning Commission recommended APPROVAL of the request with stipulations.

 

Staff recommends APPROVAL with stipulations.  The attached ordinance reflects the action of the Commission.
