BACKGROUND:

This is a city-initiated request for approval to amend the Comprehensive Zoning Ordinance (CZO) pertaining to the dimensions for carports.

 

During the public forum segment of the May 6, 2025, City Council meeting, a citizen expressed concerns to the limited dimensions for carports as currently written in the CZO as it adversely affects his proposal to add a carport to his 3-car driveway while trying to maintain aesthetics to his home. This request would accommodate 3-car carports not addressed by current regulations.

 

On June 17, 2025, the Re-Development Committee heard staff recommended text modifications to maximum carport dimensions and supported an amendment to the CZO to increase the size of carports. The committee also supported increasing carport dimensions further through Board of Adjustment review.

 

Carport regulations in the CZO were adopted by City Council on January 14, 2020 (Ord. 3943) but did not address 3-car garages.

 

STAFF RECOMMENDATION/ACTION DESIRED:

On July 3, 2025, the Planning and Zoning Commission recommended APPROVAL of the request with stipulations.

 

Staff recommends APPROVAL with stipulations.

 

The attached ordinance reflects the action of the Commission.
