BACKGROUND:
This is a request for approval of the creation of a new planned development district to be created out of a portion of PD-5, and based on the (SF-5/12) Single-Family Residential District with modified development standards. The approximately 40-acre site is located on the east side of Old Denton Road, just north of Raiford Road and is currently zoned PD-5 for the (SF-8.4/16) Single-Family Residential District.
STAFF RECOMMENDATION/ACTION DESIRED:
On April 4, 2013 the Planning & Zoning Commission recommended APPROVAL as submitted. The attached ordinance reflects the action of the Commission.
Since the Commission meeting, staff has continued to work with the City's consultant and the intended developer, Arcadia Realty, to further refine and improve the proposed ordinance. This effort has resulted in several recommended changes, discussed in detail in the Updates Since P&Z Meeting portion of this case report.
Although the action of the Commission was unanimous and no public opposition has been received, this item is being placed on the Public Hearing - Individual Consideration portion of the agenda so that the City Council may consider these recommended changes.
