BACKGROUND:

The property is currently undeveloped and zoned to the (FWY) Freeway District.  The applicant is requesting rezoning the property and establishing a planned development district (PD) to allow multi-family uses, prohibition of certain other uses, provide concept plans and create project development standards. 

 

A separate companion case related to this request, Case No. PLTRA 2023-134 Broadway Street Transportation Plan Amendment, proposes to reclassify the adjoining segment of Broadway from a (C4U) four-lane undivided collector street to a (C3SD) 3-lane special design collector street.

 

A traffic impact analysis was submitted by the applicant and reviewed by the City’s transportation engineering staff.

 

On February 1, 2024, the Planning and Zoning Commission continued the case to the March 7, 2024, meeting to allow the applicant an opportunity to submit revised project plans.

 

STAFF RECOMMENDATION/ACTION DESIRED:

On March 7, 2024, the Planning and Zoning Commission recommended APPROVAL of the request with staff stipulations.  The attached ordinance reflects the action of the Commission.

 

Staff recommends APPROVAL and adoption of the ordinance.
