BACKGROUND:
The structure located at 1301 South IH-35E, formerly occupied by the Van Hyundai auto dealership, is on a City-owned tract of land and is being demolished in preparation for future re-development. Van Hyundai has ceased operations at this location and has relocated its business.

Four bids were received for asbestos abatement and commercial demolition of the existing structure. The bid received from Garrett Demolition, Inc. was the lowest price and is the recommended vendor based on the quote and qualifications. Unselected vendors' quotes ranged from 20% to 63% higher than the bid submitted by Garrett. Staff review of the scoped project quotes confirmed that Garrett's bid is within the expected range due to the remediation required and the scope of the project.

FINANCIAL IMPLICATIONS:
The project scope includes asbestos remediation and the commercial demolition of the 13,846 square foot structure and foundation, and site stabilization. The $153,547.00 contract amount includes a 10% funding contingency. Additional scoped work includes filling a crawlspace to grade, removal of the grit/grease trap and post-demolition hydro-mulching of the site. Funding for this work is available from the Transit-Oriented Development Capital Projects Fund.
